Covid Cancelation and Refunds from 28/01/2021
In these uncertain times, it is reassuring to know that if you are unable to travel to take your holiday because of a national lockdown, or because you are put into a Tier where you are unable to travel, that Mill Laine Barns will guarantee that you will get a full refund. Please note that the refund guarantee is provided by the property owner and applies only to the address given on the booking at the time of booking being put in a high tier, and when the travel restriction coincides with the period of your holiday.
The refund guarantee covers lockdowns and Tier restrictions, but does NOT cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid, or are required to quarantine or self-isolate. These events can be covered by you taking out travel insurance. There are a number of policies that include cover for illness with Covid and self-isolation (example links below) or you can look for suitable cover on comparison sites such as www.gocompare.com.
We are not selling, promoting, endorsing or recommending any particular product, and do not benefit financially from, nor have any relationship with, any of these providers.

The Tenancy is subject to, and the Landlord and Tenant agree to the terms and conditions.
Rentals commence from 3pm on the day of arrival to 10am on the day of departure.
The Landlord lets, and the tenant takes the property for the term, and the rent specified, and the Tenant agrees to submit the rent and the security bond to the landlord by the date specified.
This booking is for a Holiday let and no right of tenure exists beyond the agreed departure date.
The tenant is advised that the property is set up for a maximum number of people to sleep at the property, and that no more than this number are permitted to sleep at the property during the term without prior permission from the landlords.
The Tenant may not sub-let all or part of the premises.
The landlord Agrees
To insure that the property, decoration and furnishing are in good condition, clean and tidy prior to the rental period, and that all the appliances are in good working order.
In the rare event of a breakdown in a particular service or item a repair / replacement shall be found / fitted within 72 hours where possible. Mill Laine Barns cannot be held liable for any loss arising from loss of use of the service / item within the specified time limit.
If the property is not useable due to unforeseen circumstances prior to the commencement of the stay and an alternative property is available it will be offered and no compensation given. If no alternative property is available a full refund will be given.
The Tenant agrees
To keep the interior of the property, during the term, in as good and clean a state of repair, condition and decoration as the property is at the commencement of the term, and make good all damage and breakages to the property and effects which occur during the term.
Not to damage or injure the property, or make any alteration or addition to the property.
Not to damage or remove from the property any of the furniture and effects, and to leave such furniture and effects, at the end of the tenancy, in the same condition and location as they were at the commencement of the term.
To clean, or to pay for the cleaning of all carpets, furniture and curtains including in the letting, which have been soiled during the tenancy, beyond normal wear and tear expected for the term.
To deliver up the property at the end of the tenancy in a good and clean state of repair. where multiple properties are rented to return any items used in other cottages to the cottage of origin.
To insure own possessions
Not to do any act that may render the policy of insurance for the premises void, and if the insurance policy of the premises should be rendered void, or policies monies withheld in whole or in part by any reason of any act of default of the tenant, the tenant will indemnify the land lord against any loss, or subsequent loss.
Not to use the property, or allow its use for any purpose which is unlawful, immoral, offensive, dangerous or do or allow to be done on the premises anything which may become a nuisance to the landlord, or occupiers of nearby premises.
The Tenant or their guests will not smoke on the premises.
No pets are allowed in the cottages.
Your stay at Mill Laine Barns should be an enjoyable one but should you have cause for complaint you should inform us immediately and certainly before departure, it is not possible to investigate complaints of any nature once a client has left the premises,
We are not able to receive client’s supermarket deliveries, please ensure your delivery time is when you are at the property.
Bed linen, towels, logs for fires are included.
One third of the agreed sum on booking, and the final two thirds 42 days before arrival date.
The Landlord reserves the right to re-let the property if the deposit is not received within a week or the balance of the rent has not been received by the due date.
Mill Laine Barns reserve the right to a bond to cover damage or excess cleaning. Where a security bond does not cover the cost of the compensation to the landlord the tenant agrees to settle the additional costs.
Vat is included at the current rate of 20%, should rates alter Mill Laine Barns reserves the right to amend prices accordingly.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
Personal Injury & loss of property
The client, members of their party or any other visitors cannot hold Mill Laine Barns responsible for injury or loss or damage to any persons or their effects however caused.
Left / lost property can be returned on receipt of a suitable stamped addressed envelope.

Cancellation – from 27/01/2021
Any cancellation should be made in writing to Mill Laine Barns, Offham Lewes, Sussex, BN7 3QB. Upon receipt of written cancellation the Landlord shall attempt to re-let the accommodation for the entire period of the cancellation. If the Landlord is successful in re-letting the accommodation for the entire period of the originally booked at the same rate as agreed for the original term all monies shall be refunded, less a handling charge of 10% payable to the landlord.
If Mill Laine Barns are unable to re-let the property then the client still remains liable for the final payment on the due date. If the property is subsequently let after this time then monies received shall be returned to the client less a 10% handling charge.
If the Landlord re-lets the accommodation for a proportion of the period, or a proportion of the agreed rent, the monies will be readjusted accordingly, less a10% handling charge.
If the landlord is unable to re-let the accommodation then all monies received shall be forfeited.
We strongly recommend that clients take out holiday cancellation insurance.
This agreement is governed by the laws of England and Wales, and the parties submit to the non-exclusive jurisdiction of the English courts.
